Whichever county your part of town falls in, the same GSHA crews and Lennox equipment apply; only the permit office and, in some cases, the utility change.

Lennox equipment guidance for DuPage County homes

Gas furnaces first. With more than four in five DuPage homes heating with natural gas from Nicor Gas, a Lennox gas furnace, usually paired with a new air conditioner, is the mainstream replacement here; propane conversions are rare in DuPage. The main decision is efficiency. Lennox lists 80% models such as the ML180EK and EL280EK (“Up to 80% AFUE”), which are typically vented through the existing chimney, and condensing models such as the ML196E and EL296V (“Up to 96% AFUE”), the EL297VK (“Up to 97% AFUE”), the SL297NV (“Up to 97.5% AFUE”) and the modulating SLP99VK (“Up to 99% AFUE”), which are usually vented through plastic pipe out a side wall and drain condensate. AFUE is the share of the fuel’s heat that ends up in the house over a season. In an older house the condensing choice often leaves the water heater alone on the old chimney, and Wheaton requires that orphaned flue to be lined and checks it at the final inspection. Nicor Gas sets its 2026 furnace rebate tiers at 95% and 97% AFUE, so the efficiency you choose also decides which rebate you can apply for.

Heat pumps and dual fuel. About one DuPage home in seven heats with electricity, and for those homes a Lennox heat pump matched with a Lennox air handler is the usual path. The EL18KSLV lists “Up to 19.00 SEER2 and 10.00 HSPF2” and the cold-climate SL22KLV “Up to 21.10 SEER2, 13.2 EER2, and 10.50 HSPF2”; SEER2 covers cooling efficiency, HSPF2 heating efficiency, and both are matched-system ratings that depend on the indoor unit. Gas-heated homes can add a heat pump without giving up the furnace: Lennox lists “Dual-Fuel Capable: Yes” for each gas furnace in this guide, from the ML180EK to the SLP99VK, and the S40 and iComfort M30 thermostats list dual-fuel capability, so the heat pump carries mild weather and the furnace takes over in deep cold. Nicor Gas lists no heat-pump rebate for 2026 and ComEd’s heat-pump incentive details could not be verified for this page, so treat dual fuel as a comfort and fuel-flexibility decision and check current programs with your electric utility.

Mini-splits for the rooms the ducts never reached. Additions, finished attics, rooms over garages and the second floors of older DuPage homes are where a ductless system earns its place. Lennox mini-splits Powered by Samsung include the single-zone MWLD (“Up to 25.00 SEER2 and 11.00 HSPF2”) and the multi-zone MMLD (“Up to 23.00 SEER2 and 10.50 HSPF2”), both described by Lennox as cold-climate models. Outdoor placement matters as much as the indoor head: the single-zone MMLD lists an outdoor sound rating of 53 dB and the single-zone MMPD 48 dB, figures to weigh against your lot-line distance and the municipal noise and setback rules below.

Thermostats and indoor air. Wheaton and Lombard both require a programmable thermostat with a furnace permit, and the right Lennox control depends on the equipment: the S40 works with premium Lennox communicating equipment only, the M40 with multi-stage non-communicating equipment, the E40 is rated for 3H/2C heat pump or 2H/2C conventional systems, and the iComfort E30 and M30 are universal thermostats that also work with non-Lennox equipment. For indoor air, a whole-home media air cleaner is the simplest upgrade at furnace time: Healthy Climate cabinets come in MERV-11, MERV-13 and MERV-16 (Carbon Clean 16), and a higher MERV number means finer particles are captured. Gas heat dries winter air, so a bypass or power humidifier on the furnace is a common DuPage add-on, and a whole-home dehumidifier addresses sticky summers. Lennox lists the media air cleaners, the bypass and power humidifiers and the whole-home dehumidifiers as compatible with all HVAC system types; the PureAir S purification system is the exception, listed for communicating Lennox systems and the iComfort S30.

Permits, utilities and installation considerations

Permits and inspections by municipality

In the DuPage municipalities checked for this page (Wheaton, Glen Ellyn, Lombard and Downers Grove) and in unincorporated DuPage County, furnace, air conditioner and heat pump replacements go through the local building department, and the office depends on your address. GSHA pulls the permit, meets the inspector and closes out the job.

• Wheaton – Building & Code Enforcement (630-260-2050; mechanical code questions 630-260-2051). Its Furnace & Air-Conditioner – Residential page lists the submittals (furnace brand, efficiency and BTUs, manufacturer specifications, a combustion-air worksheet for a non-high-efficiency gas appliance, and a site plan for the AC location) and the inspections (rough for new electrical, then final). It also requires an orphaned flue to be lined when moving to a high-efficiency furnace, replaced ducts and filter boxes to be sealed, sizing from a load calculation, a programmable thermostat, and a properly sized UL-listed breaker plus a nearby disconnect for a new AC.
• Glen Ellyn – Community Development (630-547-5250). Its What Application to Use table makes a residential furnace, AC or heat pump replacement a Small Building Permit with Plan Review, while a coil or compressor swap, duct change, chimney liner or gas-piping change is an over-the-counter permit; the Work That Requires a Building Permit sheet names forced-air heating, natural gas systems, AC condensers and heat pumps.
• Lombard – Building Division (630-620-5750; online permit portal). Its Furnace Replacement Residential handout answers “permit required? yes,” with a final HVAC inspection, the installation manual and a Manual J or equal on site, and a programmable thermostat per the energy code; the Residential A/C Condenser Requirements handout likewise requires a permit and final HVAC inspection. Fees are calculated by permit type at the end of review.
• Downers Grove (confirm your address with GSHA first) – The village Permits page says most projects require a permit and that applications, inspection requests and fees go through the online portal only (630-434-5515; inspections 630-434-5529 with 48 to 72 hours’ notice). No furnace-specific handout is published.
• Unincorporated DuPage County – Apply to the DuPage County Building & Zoning Department (630-407-6700) through its Accela portal. The county’s Building and Permits page lists furnace and air conditioner replacements among online permits, its Permits and Forms page says work shall not commence before the permit is issued, and contractors must be registered with the county Building Official first.

Other municipalities run their own building departments; GSHA confirms the process for your village at the estimate.

Where the outdoor unit can go

Placement is set by local zoning. Wheaton allows heating and cooling equipment anywhere on the lot except a required front yard, subject to screening and noise rules, and limits sound at a residential neighbor’s property line to 55 dB(A) from 7 AM to 7 PM and 50 dB(A) overnight (Article 24, Article 25). Lombard’s A/C handout sets minimum property-line distances of 4 feet at a side yard, 15 feet at the rear, 20 feet at a corner side yard and 30 feet at the front, keeps units out of easements and drainage paths, and calls for 24 inches of working clearance at the sides, 30 in front and 12 at the rear, noting that the final location depends on the zoning ordinance. Glen Ellyn’s zoning code (Table 10-5-5(B)4) allows private HVAC equipment only in the rear setback, at least 10% of the lot width from any property line and screened where visible from a public way; a unit documented as in place before January 1, 2007 may be replaced where it sits once screening is added. GSHA confirms the current table with Glen Ellyn Community Development (630-547-5250) at the estimate. Downers Grove’s zoning ordinance has its own AC-unit setback table (Article 6, Table 6-1); GSHA confirms the current figures with the village at the estimate. Lombard’s noise ordinance has no decibel limit but restricts power-equipment work to daytime hours, which affects the installation schedule rather than the finished system.

Utilities, rebates, gas and electrical

Nicor Gas is the gas utility named by Wheaton, Glen Ellyn, Lombard and Woodridge, and ComEd delivers their electricity; confirm your address on Nicor’s service-area lookup. Most of Naperville is served by the city’s own municipally owned electric utility rather than ComEd, so ComEd residential programs do not apply to Naperville Electric customers; the city runs its own rebate programs instead. Nicor Gas’s 2026 residential rebate program covers qualifying equipment installed January 1 through December 31, 2026, with furnace tiers at 95% and 97% AFUE and an added amount when an ENERGY STAR smart thermostat goes on the same application; apply within 90 days of installation or by January 31, 2027, whichever comes first, with a contractor invoice showing the installation date, manufacturer, model number and proof of payment (Nicor rebate FAQ). For heat pumps and other electric equipment, check current eligibility with ComEd’s Home Heating & Cooling Discounts; terms change during the year and this page quotes no ComEd amounts. GSHA can tell you which program the equipment you choose qualifies for, and its invoice shows the contractor contact, installation date, manufacturer, model number and total cost that the Nicor application asks for; the homeowner submits the Nicor application online or by mail.

GSHA installs and tests the gas piping from your existing meter to the furnace, runs the flue liner or sidewall vent and the condensate drain, and its own licensed electricians install the outdoor disconnect and properly sized breaker that Wheaton and Lombard call out, so no second contractor is needed.
