What changes the price: boiler size (most homes need 70,000–150,000 BTU/h), the number of zones and circulators, converting a chimney-vented boiler to PVC venting, adding an indirect water heater, replacing an expansion tank, air separator or low-water cutoff, near-boiler piping repairs, and code updates. Cast-iron, condensing or combi — which boiler is right for you?
- Cast-iron (82–84% AFUE) if you have a sound lined chimney, cast-iron radiators or high-temperature baseboard, and you want the longest-lived, simplest boiler. Lowest install cost; higher gas use.
- Condensing (95–96% AFUE) if you want to cut gas use 15–25%, have no usable chimney, or have radiant floor or low-temperature emitters. Vents in PVC, uses outdoor-reset control, and earns the $350 Nicor rebate. Needs annual maintenance and a condensate drain.
- Combi-boiler if your water heater is also due: one wall-hung unit heats the house and makes endless hot water, frees up floor space and earns the $500 Nicor rebate. Best for 1–2.5 bath homes; larger homes get a heating boiler plus an indirect tank.
- Steam stays steam — we replace steam boilers with properly sized steam boilers, skim and set the near-boiler piping to the manufacturer’s drawing so they run quietly.
How we install a boiler
- Heat-loss calculation and system survey — emitters, zones, piping, chimney, gas line and electrical, so the boiler is sized to the house, not the old nameplate.
- Written options with installed prices, Nicor rebate applied and monthly payments.
- Installation — drain and remove the old boiler, set the new boiler, near-boiler piping to the manufacturer’s diagram (primary/secondary on condensing boilers), circulators, zone valves, expansion tank, air separator, relief valve, low-water cutoff, venting and condensate neutralizer, gas piping with drip leg and shut-off, wiring and controls.
- Fill, purge and commission — combustion analysis, gas pressure, outdoor-reset curve, pump speeds and zone checks; you keep the printout.
- Permit and inspection pulled and attended by GSHA; warranty registered and rebate paperwork filed.
Rebates & incentives for 2026
- Nicor Gas 2026 rebates: $350 for a 95%+ AFUE boiler (residential size, under 300 MBH input) and $500 for a 95%+ AFUE combination boiler with integrated domestic hot water, plus $25 for a qualifying smart thermostat. Install Jan 1–Dec 31, 2026 and apply within 90 days (or by Jan 31, 2027). GSHA prepares the paperwork for you.

How long does a boiler last?
Cast-iron boilers commonly last 25–35 years; condensing boilers 15–20 years with annual maintenance. Replace when the heat exchanger leaks, repairs exceed a third of a new boiler, or the boiler is 25+ years old and efficiency has fallen off.
Is a condensing boiler worth it in Illinois?
Usually yes if you are already replacing the boiler: a 95% boiler burns 15–25% less gas than an 80–84% cast-iron boiler, earns the $350 Nicor rebate ($500 for a combi) and eliminates chimney problems. Homes with cast-iron radiators still benefit because outdoor-reset control lowers the water temperature most of the season.
What is a combi-boiler?
A combi-boiler is a wall-hung condensing boiler that heats your home and also produces domestic hot water on demand, replacing both the boiler and the water heater. Navien NCB-H and IBC SFC are the models we install most; they suit homes with up to about 2.5 bathrooms.
Do you install steam boilers?
Yes. We replace one-pipe and two-pipe steam boilers (Weil-McLain EG, Peerless 63/64, Lennox GSB8, Burnham) and pipe them to the manufacturer’s drawing so they run quietly and do not surge.
Which Nicor Gas rebates apply to boilers in 2026?
$350 for a 95%+ AFUE residential boiler (under 300 MBH input) and $500 for a 95%+ AFUE combination boiler with integrated domestic hot water, installed January 1 – December 31, 2026 and applied for within 90 days. How long does a boiler replacement take?
A like-for-like cast-iron replacement is usually one day; a conversion to a condensing or combi-boiler with new venting, condensate drain and piping is typically one to two days. We can provide temporary electric heat if the house will be without heat overnight.
